Robert Melnyk, Draft on Site Services Inc.
An informal discussion / question & answer session for TECA members to better understand the City of Vancouver's VBBL requirements and improve communication with City staff. We will also discuss Secondary Suites and how both the Provincial and Municipal Building Codes apply now or intend to be.
By:
Robert Melnyk, Design Studio Production Manager of Draft on Site Services Inc.
Robert Melnyk is the Production Manager of the Design Studio at Draft On Site Services. Robert has been in and around construction his entire career – starting with an Architectural Drafting Certificate from Red River Community College in Manitoba in 1976 – and has educated himself continually from then. Robert has worked in a wide variety of construction related professions: CAD support technician; structural steel detailer; modular building designer at a Fraser Valleybased manufacturer; BCIT instructor in the Architectural Building Technology programs (full time and part time); and not least of all - residential design and coordination. He has a very broad knowledge base encompassing most construction design aspects.
Draft On Site Services Inc. (DOS) has a team of multi-disciplined Designers and Drafters, including a Certified Passive House Designer (CPHD) and a Crime Prevention Through Environmental Design (CPTED) Practitioner. DOS actively participates in a variety of Training Programs each year to stay on top of all of the changes that occur Municipally and Provincially. DOS also engages outside Professionals at all levels to ensure that quality Plans are produced for all projects. This belief in quality and the requisite attention to detail gives DOS the ability to design small to large scale projects efficiently and effectively, maintaining a 100% City Permit approval rate. DOS specializes in Residential projects, especially Character Projects but they also do Commercial Projects, and submits a large number of projects each year. The number of projects submitted each year and the approval rate has lead to different members of the DOS Team being requested to advise Companies and Cities on a variety of topics.

PRESENTATION:
BY:
David Hill of Eneready Products and Chris Dawe, B.Eng., Energy 1 Design
This 20 minutes presentation will discuss the three components of the TECA-designed heat loss program:
1: Construction Details – includes the local environment, mechanical systems in the home, number of occupants and construction details of all building elements. User can input manufacturer data , wherever known, or select construction types from a list.
2: Floorplan – the room-by-room dimensions, location, specified construction types, occupant loading and present heating system.
3: Results – includes the building loading, mechanical system requirements, and room-by-room loads. All user input and assumptions are stated on the results page and cannot be adjusted by the program user; a critical component of any heat loss and heat gain.
